Masengale Subdivision:. $1 lots for sale. South on Chicago St to Thompson St, east to Summit, south to Earl Court, at west end is a cul-de-sac. Most lots are close to 1/2 acre + - .Min. sq.ft for single story home is 1500 sq.ft. Homes must comply with the International building code, formerly called Boca Code. All plans must be presented for approval to the architectural committee. Buyers will enter into a redevelopment agreement with the Village stating that if home is not built within one year, the lot will revert to the Village. After acquiring deed, lot may be used as part of your down payment towards the home you're building. All utilities, gas, water sewer, and street are in place. first 5 buyers, Village will run the gas and water to the home at no charge to the buyer for a limited time only. CCR's,but not ultra restrictive.. ONE lot per home. Enjoy the peaceful living that only a small town can offer. Great for retirees or families.

Ridl and Thomas Subdivisions: $1 lots for sale. East at stop light, cross RR tracks, turn left (north) on Goodwine to Holmes St. Both subdivisions side by side. Minimum sq ft 1300 for one story home. Most of these lots are approximately 4/10 of an acre. Duplexes are permitted. Same stipulations as above. All utilities in place. Village will also run gas and water to the home at no charge to the buyer for a limited time only. CCR's but not ultra restrictive. One lot per home. Use your lot as part of your down payment towards your new home. Very peaceful area, almost country. Same as above, all utilities, gas, water, sewer and street are in place. Redevelopment agreement also required.

All three of these new subdivisions are in Rossville's newer TIF area. The Village of Rossville has been it's own developer with the goal of trying to increase our population while also increasing our real estate tax base and hopefully adding children to the school district. Rossville has affectionately been called the "Center of the Universe." Approx 12 miles south is Danville, 50 miles west is Champaign-Urbana, and east 50 miles is Lafayette, In. and 90 miles S/E to Indianapolis & approx 100 miles north to Chicago.
